Contaminated Land and Development Control

The Environmental Protection Unit deals with the development of contaminated or potentially contaminated sites through the planning process.

contaminated material removal The Environmental Protection Unit recommends contaminated land conditions where there is potential for contamination to exist due to current and past land use. The conditions form part of the planning permission for a site.

The conditions require applicants to submit the following information:

A 'desk study' report detailing the site history and identifying the need for sampling.
A methodology for the investigation detailing soil or gas sampling on site.
The results of the investigation and a risk assessment.
And where applicable a detailed scheme for remediation.
The developer shall submit a validation statement to the Local Planning Authority to demonstrate that all works were completed in accordance with the agreed scheme.

These obligations must be complied with before development starts.
