Group Repair Grants

Group repair schemes seek to achieve renovation of whole blocks or terraces of housing drawing in a mixture of public sector funding and contributions from owners.

The object is to improve the external fabric of a group of properties so that they are in reasonable repair and structurally stable on completion of the works.

The council would decide if a group repair scheme represents the best course of action in a particular area.

In considering whether group repair is appropriate, the authority will consider:

Proposals for dealing with other problems identified in the area.
The overall condition of the properties, their layout and density.
The need for the particular type of housing in the area.
The likelihood of the properties being improved without group repair action.
Alternative uses for the site.
The views of residents.
The social and demographic characteristics of residents.
The effect of alternative courses of action on the community.
Visual impact of the scheme on the wider street environment.
Value for money.

When can I apply?

When group repair is the most satisfactory course of action and
the property was constructed prior to the 1 January 1965 and
the grant applicant is a homeowner.

Are there any conditions?

The council will organise and supervise the works.
All the property owners in the group must confirm their agreement to participate in the scheme.
The grant applicant or a member of the family will occupy the property as their main residence for a period of not less than five years from the certified date of completion of the works. If you breach this condition or sell the property during the five year period, the council will require the full amount of grant to be repaid.

How much grant is available?

In any particular application the grant will be equal to 50 percent of the eligible costs in respect of the works specified at that property. Additional financial assistance from the council will be available, subject to a test of the applicant's financial resources in accordance with the council's means testing procedure.

In all cases the maximum amount of grant that can be awarded is £20,000 in respect of each property including VAT and all eligible fees.
